Welcome to The Red Cabin. We’re delighted you’ve chosen to stay with us and want to make sure your visit is as seamless and enjoyable as possible. Please take a moment to read these terms and conditions, which help us maintain clarity and fairness for all guests.

 

1. Booking and payment

  • To confirm your reservation, a 50% payment is due at the time of booking.

  • The remaining 50% balance is due 14 days prior to your arrival. If full payment is not received by this date, we reserve the right to cancel your booking without refund of the deposit.

  • All prices quoted include VAT.

 

2. Pricing and stay policies

  • Pricing, minimum stay requirements, and booking policies may vary between properties within The Red Cabin Collection. For example, some locations only allow one-night stays on Saturdays, while others require a minimum two-night stay at all times.

  • These variations reflect the individual character and operational needs of each site and will be clearly communicated during booking and in your confirmation.

  • By making a booking, you agree to the specific pricing and stay policies applicable to your chosen property.

 

3. Cancellation and refunds

  • You may cancel your booking free of charge up to 14 days before your scheduled arrival and receive a full refund.

  • Cancellations made within 14 days of arrival are non-refundable, as it becomes too late to rebook the accommodation.

  • We strongly recommend obtaining travel insurance to protect yourself against unforeseen circumstances.

 

4. Minimum stay policy and booking guidelines

  • To balance flexibility and guest experience, some sites allow one-night stays only on Saturdays.

  • All other nights typically require a minimum two-night stay to encourage a more relaxing and immersive visit.

 

Check-in and check-out

  • Check-in begins at 3:00 PM on the day of arrival.

  • Check-out is by 10:30 AM on the day of departure.

  • Early check-in or late check-out may be available on request but cannot be guaranteed.

 

6. Use of accommodation

  • The accommodation is intended for private residential use only. Commercial or business activities are not permitted unless expressly agreed in advance.

  • Guests must not cause any nuisance, damage, or engage in illegal activities while on the premises.

 

7. Occupancy and guests

  • The maximum occupancy of the cabin is as specified in your booking confirmation and must be strictly observed.

  • Additional guests beyond the confirmed number are not permitted without prior approval and may incur extra charges.

  • Our cabins are designed to provide peaceful, relaxing stays. We ask all guests to respect our neighbours and venue rules accordingly.

 

8. Damage and liability

  • Guests are responsible for any damage or loss to the property or its contents caused during their stay.

  • Please treat the cabin and its contents with care and report any damage or issues promptly to the site contact.

  • We cannot accept liability for personal injury or loss/damage to personal belongings.

 

9. Pets

  • Pets are only permitted at certain cabins where explicitly stated and must be approved in advance.

  • A small pet fee of £10 per pet per night (including VAT) applies where pets are allowed.

  • Guests must follow behavioural guidelines, including keeping pets under control, cleaning up after them, and never leaving them unattended.

  • Breeds listed under the Dangerous Dogs Act are not permitted.

 

10. Smoking and fires

  • Smoking and vaping are strictly prohibited inside the cabins.

  • Charging of vapes and electric bikes/scooters is also prohibited.

  • Fires and candles are not allowed indoors except in the designated woodburning stove.

  • Outdoor fire pits or BBQs may only be used where explicitly permitted and must follow safety guidelines. Please do not move the BBQ/firepit from its position.

 

11. Hot tub and sauna use

  • Please follow all safety guidance provided before using the hot tub or sauna.

  • Heating the wood-fired hot tub or sauna typically takes approximately 1.5 hours, depending on the weather and stove management.

  • A starter supply of seasoned logs, kindling, or heat logs is provided; additional fuel can be purchased on site.

  • Guests are responsible for safely managing the heating and monitoring temperatures.

  • Use of these facilities is at your own risk. Children should be supervised at all times and should not use the sauna unless accompanied by an adult.

  • We do not accept liability for any accidents or injuries arising from their use.

 

12. Guest code of conduct


We are committed to low-impact, respectful stays in nature. All guests must agree to abide by the following code of conduct:

  • Treat the cabin, grounds, and surrounding landscape with care.

  • Minimise waste and recycle where facilities exist; otherwise, take waste with you.

  • Avoid disturbing wildlife or damaging flora and fauna.

  • Follow the Countryside Code (e.g., close gates, keep to paths, leave no trace).

  • Keep noise to a minimum, especially between 10pm and 8am.

  • No amplified music, parties, or anti-social behaviour.

  • We reserve the right to ask guests to leave without refund if behaviour disturbs others or damages the site.

  • Pets allowed only where explicitly permitted and must be kept under control.

  • Clean up after your pet and do not allow pets on furniture or beds.

  • Owners are responsible for any damage or disturbance caused.

  • Follow all safety instructions, especially regarding wood-burning stoves, hot tubs, BBQ/fire pit sand saunas.

  • Drive carefully on rural tracks and near livestock.

  • Only named guests may stay overnight.

  • Maximum stay is 28 consecutive days .

  • Treat all facilities with care.

  • Leave everything clean and tidy.

  • Report any damage or issues promptly.

13. Accessibility

  • Please notify us in advance of any special accessibility needs. We will do our best to accommodate, though not all cabins may be fully accessible.

 

14. Data and membership

  • Some locations automatically enrol guests as members of The Red Cabin Club or the Woodland Champions Club upon booking, depending on the specific site and its planning requirements. Membership includes agreement to the relevant club’s code of conduct and privacy terms. Not all sites have automatic membership; please check the details for your booking location which will be displayed before completing your booking.

  • Your booking and personal data will be shared with the host and either the The Red Cabin Club of the Woodland Champions Club as per our Privacy Policy.

  • We respect your privacy and handle your data according to applicable laws.

 

15. Marketing communications

  • You will only receive marketing communications from The Red Cabin if you explicitly opt in.

  • Hosts may contact you directly with offers unless you opt out.

 

16. Additional rules

  • Your host may provide additional site-specific rules which you agree to follow.

  • We reserve the right to update these terms and will notify you of significant changes.

 

17. Force majeure

  • We cannot be held responsible for loss, damage, or expenses arising from events beyond our control, such as natural disasters, government restrictions, pandemics, strikes, or terrorism.

  • We strongly recommend travel and cancellation insurance for protection against such events.

 

18. Cancellation insurance advice

  • We advise all guests to arrange travel and cancellation insurance to cover unforeseen events that may prevent your stay.

 

19. General

  • By booking, you agree to comply with these terms and conditions.

  • We reserve the right to refuse or cancel bookings at our discretion.
